There is ample information on the clerk's site telling you that you may not get clear title, and warnings as you register to bid that you should seek legal counsel if you're not sure of what you're doing, and that there are risks associated with legal auctions.  

I mean its cool to maybe get an understanding of what could go wrong but it would behoove you to associate with people are are currently doing it, successfully.

Maybe, with different terms and that's up to you if you want to make that extra risk associated with it and how much you feel the other side needs to, too.

And you can live in the other unit.Bonus points - When you later sell that duplex if you have lived in the one side for at least 2 years you can sell it and take the first $250K ($500K if married) of profit associated with the side you lived in tax free!!!!

Not sure if it makes a difference but it looks like the maintenance company that gave the estimate for "repairs" is owned/ associated with the management company.

However, I don't wish to pay a ton of fees - just to have MLS access last year I had to to pay CAR+NAR+Local Association+ MLS fees.
