I am looking for someone in WA that is investor friendly.  

I was thinking the future tenant would have a living room and the dining room area (small square area) would be the future bedroom.

For credit score requirements, Washington state law discourages setting minimum scores unless a "business necessity" is demonstrated.

I suspect Chicago paid close to a 100k in legal fee's to defend my title and get us squared away. 

In an RM-1 building, the minimum unit size varies: for the first 1,440 feet of square footage, you have to use at least 360 sq. ft. of lot area for the units.
