Wichita has a lot of opportunity for investment properties, but like any location I would recommend studying the market before jumping in and buying.

There was a study done on the long-term return of single-family rentals versus traditional investments (stocks, bonds, etc.) all the way back to the 1870s.

The money is not going to matter if you hate studying, hate waking up to go to work and hate yourself for picking that profession.

I also am constantly trying to study and learn as much as I can.

Hello BP, I have been doing some studying of my area looking for my first property to invest in and stumbled across a Handyman Special Duplex, and the seller said it's a clean title $5,000.

We are not the best lender for every investor (although the more traditional types of funding we extend can and do work for most deals) Interestingly it does not seem to matter how many success stories we publish, case studies we produce, documented deals we list,  legitimate positive reviews we receive - there are those who instantly believe anything negative they read online and dismiss all of the positive.

Over the past 2 weeks, I have been studying the basic concepts of real estate and the different ways of investing.
