A monthly or quarterly event would be great.

A reasonable triplex in Denver should not require more than a few hours per QUARTER to manage property, once tenants are in place.

I do expect the fed to increase prime 0.25% per quarter and I could see mortgages back up towards 8% within the next few years. 

That leaves $40-$50,000 for the actual rehabber in return for assuming a quarter million risk. 

I looked at houses in Fountain square a few years back and saw ARV's no higher than 80k within quarter mile, and then two chicks and a hammer, and I believe Ryan etc took the gamble, and we started seeing sales of 150k+ within 1-2 years...

Indianapolis has been a hotbed and should see increased opportunities in the coming quarter.
