Don't let your ego fog reality, training by gurus is not an education, if you don't hold or have held any real estate certifications, your expertise measured from a professional and legal standpoint is less valuable than those who have had formal training in the industry.

Yes people make mistakes, but when you are given privileges and allowed to operate at higher level than those who have not gone through any given training, certification, etc., then you should also be held to a higher standard.

If abandoned tanks are found during inspection lenders will require it be removed and certification obtained proving there is no ground contamination.

I will need to see the exact search and get all the relevant information, but if there is any chance that the parents died, you can simply acknowledge this possibility to the Department of Revenue, offer to pay the potential overdue taxes, and get a certificate.
