We covered all of our fixed expenses every month and do real well anytime there's snow.

My intention is to collect a portion of the utilities and snow removal for CAM, however, to get tenants in the door, I am offering just a flat rate for the first 6-12 months.  

I loved the snow but loved being a college student with no shoveling responibsilities although 55 in the winter as "cold" is great too!

Also, having lived in a cold climate for a number of years, I personally wouldn't want to do rehabs again in a place where snow and ice will determine my work schedule.

I've learned a ton and it keeps me sane on my commute, a huge benefit in a state that simply alternates snow and road construction!

My family went up to Flagstaff for some snow this winter. 

We just got slammed with snow , so I put the 2 boys in the back seat and they went plowing with me .
