I owned the property for 2 years, was never able to get any other tenant, and finally sold at a substantial loss to an end user.Now granted I was dealing in "B" property in secondary locations, but since I was trying for double digit annual returns (not including any property appreciation, just cash flow), "A" locations were out of the question.

The double digit year over year percentage increases in home values certainly isn't sustainable, but as long as job growth remains strong, Austin's housing market likely won't tank.

Is the meter readout one of the older styles with wheels that turn, or is it a newer LCD readout (digital)?

The seller either has to replace the A\C unit with a comparable one (not necessarily new). or provide some other type of concession to meet the obligations of the contract.The last deal I took pictures of the entire house, rooms, appliances, counter tops, inside cabinets, ceilings and even the A\C\handler, and water heater because it was an AS IS, Where is contract and digital pictures don't cost anything.

They have been double digit in the past and they can certainly go up again.

All I do is digitally sign what they send me and I'm done.With all the above being said, I did want an online way to handle my property management and I couldn't justify the higher prices of the main/usual property management sites and to be honest, I want control of my data, not on someone else's servers.
