Only then consider paying for help through a mentor or coach, who's been successful in your niche.It is definitely possible for you if that's what you REALLY want.

@Julia Lyrberg Thank you for the encouragement, I know it’s not the greatest score but I currently have around a 740 so I don’t think I need to be super concerned on that end but yes I’ll definitely be trying to tidy up my finances better.

Also definitely do a good amount of research about rental laws in Colorado and make sure whatever lease you get a hold of is up to date with those laws.

Wish there was a better way than all of these add on automations but this is definitely nicer than the old fashioned hard copy book that gets gross after a couple of guests touch it.

However, I would defer to architects for a definitive answer.Sometimes it's just that an architect doesn't want to be told what to do by a contractor.

We own our property in an LLC, definitely some long-term appreciation and/or development potential and have various business ventures, but nothing that's pulling in large net income....yet.  

Other strategies are higher risk, higher time consumption, and higher reward.I would definitely NOT recommend starting with flipping, wholesaling or lending. 

The MTR market definitely seems to have gotten more competitive in San Diego over the last year.

But, since you're already there, you may definitely want to look at a move.
