Find a great, local lender who knows the VA program inside and out.

No matter whether you are looking at commercial or residential property, the deals that “pencil out” at OFFERING price are few and far between these days.  

The Disney/Orlando market is vast, and it's unrealistic to believe you can buy a home that is already nicely decorated with "typical" theming, in a resort area with hundreds of similar homes -- and expect exceptional performance.So how do you find/or create uniqueness in this market?

My main concern with this this is it's a separate asset that has to be attached to the structure.What happens when you need to have the roof replaced they're going to have to detach that thing.

Do your research and run some numbers, but if you can buy a 4br house, rent out the other three rooms and be left with a very small mortgage payment, you can start saving for the next one and then rinse and repeat every few years.
