I just read my lease and there is language that states that if the tenant fails to comply lease , we have the right to occupy the property.

Anyone else reading this post.  

I did not disclose any mold issues as I believed it was taken care of.

I've been reading and looking a ton, but want to hear from those that have done it:1.

Reason I’m asking is because today reading through old posts on this subject, I came across discussions that stated if it was Credit Card, PayPal, or similar avenues, that 1099s aren’t needed since those companies issue them.

However if it’s a really big hazard and they fail to take care of it quickly, I might just take care of it myself rather than taking any legal action, personally.

I own thirteen mobiles in one of my parks and the only way it pencils is that we A) take very good care of the homes staying ahead on the maintenance, B) Rents are high in the area so we can charge $550 over the pad rent which is $450- so $1000 per month.  

It’s not uncommon to rent by the room to individuals, but it requires some careful management.
