The bbq is pretty good too which is a draw for me, at least. 

I was very much like the post above IE heavily invested with banks up my grill in 08  we made it through but it was not pleasant..  

It could be something like having a smart HDTV in each room, an outdoor grill, a common kegorator, lower prices, once a month cook-out (for tenants and their friends) etc.  

My parents had BBQ catered for a family-only reception in their backyard.

If you have a green area, put a BBQ and a picnic table on it.

Do you have a sizable yard for grilling and/or socializing?

You invested in upgrading your bathrooms where they did not but they have a sitting area with covered patio and built in bbq.

You can grill out after the game, etcIt was shocking to me too as I combed through the AirDNA data but the trends were unmistakeable - I kept seeing huge spikes in revenue in Sep, Oct, Nov in these college towns with big FB teams (it happens in Knoxville too, though perhaps illegally ;)I went to investigate further & found that there are people who live in college towns who rent their entire place out ONLY for the 6 FB wknds & it seems to cover their mortgage for the entire year.

Once they give this permission, they feel less grilled and "stocked" by my questions.

How ever I feel if anybody does not keep their word on courses then this forum should BBQ em.
