I'm told the SDCIA club is among the best in southern California.I know he's being cynical, and believes that all HML's have broken noses and use a baseball bat for collection, but the first three qualifications Bill listed above were those used by much of our conventional banking system in through mid-2000's.

just sit at home - or anywhere - and deposit the e-Transfers ;-)Among the three hold outs - two are still using post-dated cheques and the old codger insists on paying in cash ... so we have given him a deposit only bank card and he takes his rent into the bank himself.

Briefly, the engineer will divide your asset purchase price among the various components (kitchens, sewers, walls, roof, etc) and some of those items have shorter depreciation periods (carpets, for example).

It's not really worth advertising in advance IMO, just wait until you are 100% done, post the ad, and if the place stands out among the competition, you'll rent it quickly.
