I'm wondering if anyone has had experience with a similar situation to mine and or has any advice.I'm looking to buy a triplex as well as a single family home that is on one parcel, so 4 total units.

I wouldn't necessarily recommend that a family with 3 kiddos go out an buy an STR but since you already own it and have it furnished, its a pretty easy trial.

Small multi-family property is where I would start.  

I'm researching/looking into Freddie/Fannie financing for large multi-family now.

Other than the 1 property I am renting my family's taxes are pretty straight forward with a couple W-2 and no LLC, so when I got the $1,700+ quote for tax preparation it seemed a bit much.
