You're making very ambitious assumptions about appreciation, and if you're wrong this deal could go from bad to disaster quickly. 

Also, maintenance costs are almost non-existent in the first few years as very little (generally) goes wrong in the first 5 years or so.

I'm really just curious if you can ever go wrong with house-hacking. 

You won't receive nearly the amount of buyers if you do a FSBO, and of course you have the chance of something going wrong with the paperwork.

I don’t think you will go wrong with mid south. 

Its better with long distance to get the right property as the wrong one could be a huge time/money suck.
