If you have multiple appraisers give you an appraisal on the same property, they can vary wildly in opinion of value based on the experience level of the appraiser, their knowledge of renovation costs and even their personal bias toward investing.

IN CA a RE broker can lend money so a little different there they are usually helping private folks state compliant. but when you go out of the west coast it gets pretty wild. and anyone soliciting you on BP  99% is a fraud.. same with Facebook.. lenders don't reach out to individual borrowers..

Now they just have to disclose where the square footage came from i.e. county records, tax assessor, wild guess, etc. and the onus is on the buyer to verify.

@Sami Gren peoples class has nothing to do with their occupation or income level.My concern with a dancer is that there is no verifiable income and I would assume that her taxes would be wildly inaccurate
