For an example of what I'm talking about, this guy has some great videos showing him making actual phone calls to real motivated sellers: The tutorials, books and podcast are amazing, and if you guys have already done these kind of videos/blogs let me know... but I think videos/blogs chronicling every detail of real deals as they're in progress from start to finish that you guys are working on would be extremely educational.It would be so awesome to watch a series of videos/podcasts or a series of articles/blogs where Josh or Brandon are detailing every step of the process in a deal that they're currently working on.

If your not thinking the rental route, I have to say I personally received an excellent education buying and flipping my first property, did 80% of the work myself, watching youtube videos to learn how to tile along the way, etc.

The inspectors observation was more accurate to what I saw.Inspector reported a dog too, which I know is the mom's who doesn't live with them and tenant says he watches occasionally, which I believe hence no overbearing dog smell despite it being a 50+lbs dog.It's a lot of different info to consider, but I also want to keep a good relationship with a tenant who's always paid in the end.Maybe under cautious, maybe over?
