Verify their source of income....look at how the treat their car...and....cross your fingers..or look for another tenant...remember..people rent for a reason...

I enter the data myself and then the tenant gets an email to verify identity and then the check is run.

The criteria we consider (in weighted order): verifiable rental history, income ratio, ability to maintain (income history/savings/assistance), credit score (judgement/collection thresholds) criminal history.

I would trust Zillow and ilk as far as I can throw them.Imho the best source is mls, and verify data with tax assessor data or participants in the sale.
