Anthony this was the same thinking that sunk thousands upon thousands of landlords doing this exact BRRRR cash back minimal cash flow.the cash back went to buy a jet ski not reserves  LOL..

I only lost about 10 million from 08 to 2011... but hell who's counting   :)  it seems like the dark days and I can laugh about it now.. but I had to say good by to retirement... the Jet I had on order and a many other things... 

The only way you would know is if when they go to the airport they go to private aviation and jump on their jet or they go to the terminal and jump on Southwest :)

I just had a similar situation although my texture was on the wall and my drywall finishing contractor also recommended hanging new 1/4" drywall to cover it.

The majority of the people you come across with expensive toys are all flash and no cash working their tail off to impressive people they don't know and who don't care.Another example; my uncle always had all the toys; boats, jet skis, awesome camper, expensive truck to tow it all.

The second to last closing I went to I had just been messing around with a generator for my ceiling guy to spray texture a flip.

I'd rather take a nap than fly around in my jet doing seminars or overseeing my billion dollar portfolio or whatever.
