Try and look in surrounding areas to see if the price point drop a little and if it is not to far from work.

Anyone in the Orlando (and surrounding) area who specializes in lease option deals? 

It's hard to tell because there's not a lot of transparency surrounding your numbers. 

I was wondering if anyone from there have some insights on the surrounding areas, property type (single family, multi), and/or airbnb market?

The market rental rate for the units (after repair) is 625/mo, this coming from another building across the street with equal sized, clean, painted, with newer cabinets   The tax assessed value is 72000.Unsure of repairs needed yet but if I guestimate 12/sf i'm looking at about 25000 (I'll verify this before bidding)Comparable sales do not reflect much due to the number of sfh surrounding the property.

So a 100 unit apartment will be $25-30k to ensure you have money to fix big ticket items such as roof, HVAC, etc.And I'm not talking about the capex to fix deferred maintenance or to upgrade your property to match the surrounding comps.

My interest areas are Phoenix (and surrounding areas) and Wilmington, NC.
