That's good to know, makes quite a big difference for a number of the properties I'm looking at.I've been looking to try and find the right balance between cashflow (where the the outer cities like Pearland, Humble, Katy, Tomball, Cypress do well) and appreciation potential (where inner areas like Third Ward, OST/South Union, possibly Spring Branch, look better, although crime in OST for example concerns me).ZIP 77498 for example benefits from Sugar Land schools but still some 160-180k houses, plus Sugar Land tax on the lower side.

Sugar coating by saying Hi is a tough cash flow market doesnt do OP any good.   10% of ones income to feed an allygator isnt what RE is about.Being in the game just to be in the game is pure SILLYNESS.
