A private investor will want to see a few successful deals before taking out large sums as a debt loan.

I can assure you, your business will perform far better as well.  

Unfortunately, they haven't had much success when they actually go into court trying to enforce it.

Success requires effort people, always has and always will, there is no work around.

I believe that if you are well versed on a specific market, or have someone who is knowledgeable in that market, you can do a successful BRRRR in another market as the local will likely have everything you need to get set up! 

I have clients from California who are successfully purchasing flips and BRRRRs here at a very cheap price point at $120k-$180k - positive cashflow and tons of appreciation.
