It was a large 5 bed 2.5 bath on two stories.

It is a 3 bed/1 bath single family home and has a sizable backyard. 

In brief i found it was plenty helpful for me to get started on my RAL journey and previously i posted about my experience in starting my own house in Scottsdale (a 10 bed/10 bath) facility.

personally I want to add 1 bed and 1 full bath and make a large, finished gym. but should I add another bedroom and have no gym?

rents people are getting quoted are higher than what rents on the same street are going for. the market demand is not strong enough and deliveries are too high.

A friend owned self-storage properties in K-ville and he said to me “no kitchens, no baths and no overnight tenants”.

They just might not want to be there or pay for it full time.There are two sides to the street.

I'm trying to get a ballpark of what it might cost for an approximately 1500 sq ft house with 2 baths.  

Along the way you will gain more experience, build 'street credibility' with your lender, grow your reserves,  and prove that you can manage larger operations. 

Estimating cost for streets and utilities is just a piece of the puzzle, and likely easier, although more expensive.
