As far as LVF selection goes, from my research a thinner (3.2 - 4 mm) LVF plank that will hopefully be more flexible to handle the not perfectly level hardwood floor underneath.

Window unit-I suggest you give him a choice selecting 1 from two units of similar price range, Ask him to pick one and put new one there.

Only a select number of windows have vinyl that's turning inside out.

I'd probably rent it out if I had experience selecting tenants and can self-manage.

Brenna, we know this is your first one and you do have a month or two before you absolutely have to make decisions and renter selections.

As we toured selected homes that fit our investment criteria (3BR/1Bth @ $200/mth cash flow and 12% cash on cash), we walked into a cute and renovated home and noticed that we could only count 2 bedrooms!

And for obvious reasons most lender's don't allow you to select your own appraiser...
