soon I've been here for 11 years and I miss the SoCal weather but I really enjoy Utah as a community, recreation mecca and as a real estate market.

Apartments are different than recreational properties or motels.

Not looking to spend too much on the property as It will be a recreational property and not a residing property. 

An area so zoned may provide the land necessary to permit low density single-family residential development, outdoor recreational uses, and public and institutional facilities.)- The land is flat and even with small bushes, weeds, and shrubs.Surrounding Land:- The immediate surrounding areas are large, vacant lots with some homes sprinkled in here and there (maybe 5-10 farm style homes on large plots of land).- The closest stores/shopping areas/neighborhoods are 3-5 miles away.Concerns:- Lancaster has a high crime rate (higher than in 87% of U.S. cities).- The land is surrounded by large, unkept, and vacant lots for miles.- The land is on the outskirts of Lancaster. 

Rocky- if trust docs that were never recorded can disappear, they can certainly be re-created.  

I was the only broker OPEN on Sunday I killed it on Sunday .... many of our buyers were from SAN FRANCISCO in for just the day..in fact I sold the most expensive home to ever sell in my county from a walk in on a Sunday.Of course Walk ins  floor time all that jazz is passee"   but in recreational and tourist cities its still a good way to get business.

Heard of  CAD grant that pays a Salary for 1 year recreating jobs?

I have amazing employees here but I'm here all the time so not sure if I could recreate it living mostly out of state but I'm trying to work out logistics.Are any of you small business owners as well?
