Grilled fish for breakfast?

Once a month I have had staff start early and hand out breakfast sandwiches at the exits to to the complex as residents drive out.  

It is a breakfast and training on owner financing.

Otherwise, you have to follow landlord-tenant laws for rentals, other than hotels - or what would fall under the same category, like a bed and breakfast.

But all materials have to be flown in or brought by boat which increases everything's cost by $1-$2/lb. when you think of the weight of even a small bed and breakfast and add $2 /lb you are easily tripling the cost of building.

If the home has space for a breakfast nook and enough sitting area on a kitchen island, then I would go with the third bedroom.

As I had an unconventional bed and breakfast I lived onsite too but rarely if ever saw my guests.

I have searched online and found HVC, BCRE and other Bed & Breakfast valuation professionals have surveyed or mentioned a much lower range of cap rate for hospitality industry around 9 - 11%.

I heard tell at church last month he was gonna sell... maybe I will stop by the Diner at breakfast next week and see if he is interested.
