I thought I could just have a title company do some research and provide me with information about her property (Liens, unpaid debts etc.).

Maybe you pivot into a multi-family in Phoenix or a single-family in Omaha.. from what I’ve heard they can still provide stable cash flow.

Post on local Facebook pages for contractor referrals, go to local REIAs, and ask your potential agents and PMs (even if not using a PM at first...you may at some point).There is only so much that service providers can do and many of them are far from "experts"; so, be prepared to be your own expert at being willing to figure stuff out as you move forward.

Remember, many sellers are looking for solutions to problems, so your role is about providing a service as much as closing a sale.As you navigate the wholesaling process, keep in mind the importance of due diligence.

They provide homes for people with much risk to themselves,  at a price that competes with thousands of other landlords, with no help from anybody. 

For those who missed the initial buzz, the delay could provide a second chance to enter the market before real estate prices surge when the plant eventually opens.
