I just went online and see that California passed proposition 65 in 1986.

My dad used to say don't buy something that loses money just for the tax loss, that's a losers proposition.  

And after factoring in op expenses, allowances and debt reserve, a 5 cap investment will most likely turn into a money losing proposition.

The late 1970s were also a wild time for California real estate prices (the voters responded with their Proposition 13 tax revolt to restrict how fast property taxes could be raised each year).At the time, I was working in Los Angeles.

I passed when they told me that could not lien for my fiduciary services (which was an immediate thumbs down to their proposition), When you purchase real estate at foreclosure sale, you are buying the real property subject to all senior liens, rights of possession, etc. therefore, the personal property (contents) would be treated no differently for a deceased owner as it would a living owner, pursuant to the foreclosure laws of that state and any federal statutes in place at the time (I'm not aware of any the latter). 

And while charity is great, a profitable business model that makes you money first that you can then give to charity is probably a better proposition.

No one had confidence in the long term value proposition of real estate coming out of the great recession, so properties needed to cash flow, aggressively, to make sense.

But I think appreciation will still be solid down the road, so keeping quality properties here is still a great proposition.

Here in California despite the grave situation, no one talks about repealing proposition 13...
