I see and use Forums like this, and others, as an opportunity to collaborate with and expand upon a pre-existing formal knowledge of the Industry or strategy...not as a starting point into an industry.

@Serge S. and I are collaborating on an article for the BP blog in which we will beak the numbers down to unequivocally prove that it doesn't work to pay $45,000 for a house in Ohio which rent for $600...I own some of them still.  

The amount of collaboration between lenders and investors can be so close as to approach fraud or conspiracy.We live in a totally new marketplace, where moral hazard is the name of the game.

The reason I prioritized school before RE was because of one thing.

This forces me to automate and prioritize.

The fact that all of us, each and every one of us collaborating, supporting, counseling, mentoring, advising each other . . .We will outlast the Courts, Wall Street, the Government. . .We are the modern day gladiators, we are ENTREPRENEURS!

The time frame got sticky because we started, stopped, and generally de-prioritized the project to work around some of our other investor customers.

I'm hopeful that we can collaborate on this and develop a free information product that can be used by the entire community.
