I think that should more than cover you.If it doesn't, then you would pretty much have to remove everything that exists in a house in order to prevent yourself from being "at risk".

Issues prevent banking, so a flipper, might buy, but they need to make some money for the deal, someone buys, perhaps with the note route, or financing and sells Contract For Deed perhaps, the deal must go to 5 years on the end buyer's side.

Currently there is nothing preventing a LL from giving a tenant a longer term lease (1-3 years) on the day before the sale, as long as the rents are considered fair market.
