My goal is to add verbiage within the lease that will decrease any tiffs between tenants for the common spaces and how to set expectations and promote group effort with cleaning the common areas/shoveling snow/personal dishes/shared fridge/laundry/having guests and so forth. 

Have an opportunity to assume a VA loan and wondering if I HAVE to do it in my personal name, or if my entity can assume the loan.

I have a few commercial loans that don't report to my personal credit. 

Given the nature of small towns, we have personal relationships with multiple members of the board which we believe positions us well for success but of course there is still uncertainty.

I personally stay away from turnkey companies.

For traditional loans that rely on personal income and DTI (Conv, govt), there is no requirement that the properties be profitable.
