Although the communication lapses and construction delays did definitely give me pause, I always got my rental guarantee and maintenance guarantee, the construction always got done and they always kept their word.

I get about one PM a day from those who actually listened to what I had to say and thank me.. for having them take pause and then do something different and not get caught up in that HUGE MESS.. and I was not the only.. one but I am the first to say it BLUNT was putting it mildly.BP is about folks helping and since I have been lending to rehabbers in all these markets for about 2 decades I think I do have some solid advice and generally its just this..

However, from personal experience, I still think its less of a red flag if you already have the cash in your bank account because they won't need a letter of explanation of where the additional funds came from.Thinking back, I believe what I did was pause my 401k contributions during that period, so let's say you usually contribute 500 a month to your 401k, and now you have a loan you need to pay back of 500 a month, it nets out as roughly the same take home in your check (this example doesn't account for the tax difference but hope this makes sense).

I think that this gives me pause give pause as I was previously looking to invest out of state in the larger cities that merely had the best price to rent ratios.That said - the article does point out that some of these cities ARE gaining in population, due to things like immigration.

But you were smarter than "the crowd" and quickly paid down debt on your LOC to $550K, still had positive cash flow despite having to lower your rents because unlike the guy with a mortgage, you had options, a competitive advantage in the market because you could always just press the pause button by making the interest only payment until the storm passed.

Some terms are obvious, but so infrequently used, even those with experience pause to recall - - just today TILA showed up and once wikied it  was so obvious Truth In Lending Act :grin:A common glossary would (hopefully) help avoiding member created acronyms just because they are unfamiliar with existing ones.
