These areas have more affordable properties compared to Boston and are showing signs of growth, especially with infrastructure and job opportunities increasing.

Instead of discussing the possibility of owner finance with sellers - what if I offered the opportunity to  JV where they are the equity partner?

Hi @Eric JohnsonAs you bein your real estate investing journey I would suggest that you assemble your team of pros around you (like the avengers) AKA Your Core 41.

Also, at this time I had seen properties selling for 10 – 20% over ask regularly.Interest Rate 30 year conventional 7%Homeowners Insurance = $1,000 annuallyRents = $1,800 per monthWhen I looked at those assumptions, I would need to put down $80,000 on this house to get it to hit my cashflow goal of $500 minimum per month which equates to 35% down.Total mortgage + escrow = $1,267.13 per month with rents at $1,800 my monthly cashflow is $532.87.From my experience, after taking out vacancy and maintenance costs you are left with around 73% of that total cashflow number once the rental is established.People have asked why a $500 per month cashflow goal.

There are way better people to talk to that are based out of here and know the market like the back of their hand. 

Of course, anyone or anything can make predictions, but the proof is in the pudding.

I see the importance of having a team to help you out, but I don't understand the portion about paying back the loan, how much I should have before investing, if there are anything different if I will be investing from another country as a citizen etc.
