Wanted to see if anyone has had any similar experiences with credit unions or smaller banks that originate their own loan. 

To the original questions.  

What happens to original security deposit from original 12mo lease?

These often have no PMI, reduced origination fees, lower than average 30 year fixed rate, and occasionally some closing cost credits. 

@Kevin Pinkard We did this a couple of years ago for a TN property originally purchased in my name. 

The primary test used to determine whether an instrument is a security is the Howey Test, which originated from the Supreme Court case SEC v.

No google reviews yet they claim to have originated $40M since inception (nothing on website points to when that was).

Hi @Shiwei Qu, I'm originally from San Francisco myself and started investing in Ohio back in 2021 before moving to Columbus in 2022. 

Easy answer: make him pay whatever he didn't pay when he left and just reinstate the original lease.
