Yes I have gotten up on one of my  roofs before in the pouring rain and nailed a tarp to stop a big leak .  

Used to 2 to 3 years back you could land at a 8 to 9 cap on them and the leases were vintage with rental increases in the primary term.

And being that I detest trim at base of tub, Id pull it and if vinyl isnt cut in tight or if its nailed down, Id replace vinyl as well.

I can jump out of my backyard and land in West Wichita if that gives you a good idea Arlan :)I agree  really should nail this down Larry ; I run a rental car business in my day job and look at profit/income statements often so I really have no excuse.

I also got some art there, but we ended up not wanting to put nail holes in the wall.We got a small dining table at IKEA, and the wooden folding chairs came from our garage.

One thing that I would do is nail down any of those numbers that are guesses but you can get hard numbers, or at least solid estimates (like the closing costs from your lender) on get those as good as you can.One more thing I would say is if you can get the price down do it.
