And being that I detest trim at base of tub, Id pull it and if vinyl isnt cut in tight or if its nailed down, Id replace vinyl as well.

I also got some art there, but we ended up not wanting to put nail holes in the wall.We got a small dining table at IKEA, and the wooden folding chairs came from our garage.

One thing that I would do is nail down any of those numbers that are guesses but you can get hard numbers, or at least solid estimates (like the closing costs from your lender) on get those as good as you can.One more thing I would say is if you can get the price down do it.
