I have not yet done a deal on my own but I am looking to purchase my first property within the next couple of months.So my question is, if I am planning to purchase properties, rent them out and collect cash flow for the long term, would it be more beneficial for me to form an LLC and then purchase my first property or purchase the property as an individual then transfer the property to an LLC down the road?

Although an LOI is non-binding generally it is signed in good faith with the expectation that both sides will work towards getting a mutually acceptable PSA that follows the general guidelines laid out by the LOI.

I should add..there is a difference between simply requiring a notary signature (thus a 'mobile notary" can visit you on your mutually agreed time schedule) and a 'Loan signing agent' A mobile notary...simply visits and does notary services.
