I suppose I should say that I think market ready concerns before a sale include a $3,100 repaint, approximately $1000 in carpeting/flooring concerns, $250 pressure wash, $150 appliance repair.

This has put a lot of pressure on older properties.

First you don’t want to create pressure to refi in 6 months or a year.

@Nick Liddell Put pressure on the friend and maybe if he knows he could potentially not get his lease renewed because of this guy he will do the work for you and faciliate getting him out. 

@Rashad EllisI don't know which market you are looking at but for the Westchester market (Yonkers and Mount Vernon) I can really help. 

That type of exponential growth has put enormous pressure on the market, raising the median home price from $193,520 in 2010 to $318,000 in 2019.

The property is in a rural are and the only issue on the pcr is plumbing failed pressure test.
