It might be how good of a deal you got that influences them the most.The Bank might charge less interest if you qualify but they would look more at you instead of the project and usually take longer to approve the loan and it depends if time is an issue with the owner.A Hard Money Lender would probably be my last choice.

While I wasn't too worried, and actually thought the value of the property was around $450,000, I believe that $425,000 valuation was influenced by the lower purchase price of $380,000.

If the problem is big enough to merit a whole new set of laws surely some hungry lawyer would be willing to file a class action lawsuit on behalf of all of the folks that are influenced.

So in those cases I would say that the broker would not influence the agents behavior.On a side note we just used an agent with a non-exclusive listing agreement and they brought a buyer within 3 days.
