I think if you asked most landlords historically what their overall costs are for their rentals (all-inclusive excluding debt service), depending on age and type of property, they would say somewhere in the range of 40-60%.

I "assummed" that the poster and you "knew" about the other itemized expenses and that the PM fee was just one of those and the 5% was not all inclusive.

My contractor does everything from A-Z and provides all-inclusive bids.
