This incident has raised significant doubts about their integrity and business practices.

Ours you pay the first $500 per incident and then they will pay.

But that was only ONE incident, and was when we were very green.  

I am starting to rent out my former primary residence, and have been told that because of a September 2021 claim for a non-weather related incident, the guidelines now indicate that I cannot receive any insurance.

This was a great rental and in 20 years this is the first major incident.

I immediately contacted the mother to know what was going on (again), and she explained to me that she was on her way back to the apartment to check up on her daughter, who was the source of all the commotion.The loud banging and screaming incidents have occurred on three separate occasions and during the day, so I can't issue a warning to the 1st-floor tenants for violating the township's noise ordinance. 

We had a similar incident as you when we went to purchase our FHA home back in 2008, the inspector was paid off for sure!

The property was vacant I was in the process of renovating when the fire incident occurred.  

@Nikhil Agarwal you are pretty much correct.First, EVERYONE seems to think S8 is the answer to everything - but, it's not.1) There are only so many tenants with S8 vouchers, at most 1/3 of Detroit tenants = lots of competition for them2) So, S8 tenants have choices and usually pick good areas to live in.3) From our experience, S8 tenants have higher incidences of damaging properties than general tenant population.

This approach suits me because my main focus is on safeguarding against catastrophic loss, rather than filing claims for minor incidents.
