When Airbnb asked for my reasoning, I didn't discuss vacancy but, next time, I'll select a different reasoning i.e.

I've been interested in New Haven because theres a bit both B and C-D neighborhood. there are some ghetto parts which like I said I'm fine with I grew up in some rough parts of NYC mid 90's I know how to handle my self in these area. and as long as I'm thorough and diligent with my screening/vetting process in tenant selection, I should be able to find decent people to make my tenants. there is huge working class in New Haven and its seeing slow stead growth. 

People are under the impression they will make a fortune holding on to these empty lots, but I am not so sure.

I'm curious if anyone knows of a turnkey contact for out of state in investors in the Sarasota County area (from Sarasota down to Venice).Someone doing there, what Eric Fernwood does in Las Vegas, where he helps investors, select the right SFR's, purchase them and then get them rented out. 

-Contractors not performing, low appraisal, unforeseen renovations, finding a deal that works, offering the right price based on financing and timeline, materials selection, contractor management, contractor vetting and selection, contractors contractors contractors...This is not an easy game to buy and hold multiple units.

Over the course of a few months I purchased two properties and I'm currently working on selecting a third.  

Only a select percentage of renters are looking for that size or pay a premium for extra bedrooms.

As someone who has lived here for the last 2 years, I have been in impressed by the amount of investment going in and around the downtown areas, much more opportunities to come in Detroit!

If you don't do the homework, you will give them the impression you may not be up to doing the homework with real estate investing.
