I might of got a little confused now that I read @Nicholas Horsburgh his reply he did not say PPM he said offering memorandum .. many would take that as a PPM  ( private placement memorandum) but maybe he meant like a detailed description in writing of what your trying to accomplish.Generally there are no real contracts for loans there are loan documents though Note  mortgage settlement statement and depending on the lender a whole host of other various and sundry documents usually disclosures so you can't sue the lender. :)

I currently dont own any property and this will be my first property- possibly a multi unit property which I can run professionally as an airbnb host.

Currently I am hosting LIVE videos on Wed at 6p on Facebook and interview local Real Estate related businesses to give home owners people to "meet" that can help with their homes.

@Matt Charette a good place to start your networking would be the Black Diamond meetups hosted by @Ann Bellamy - they have a Worcester meetup (and a Waltham one) where you might be able to find some new friends to help you navigate this deal.

I’m not sure if you saw it or not but Collin Smith and Brent Bowers will be hosting classes starting April 3rd and 630 pm!

@Thomas Nance - There should be nothing stopping you from posting and hosting a real estate investors meeting.
