To recap, they may be homeless while you try to find a private lender and, the terms most likely will not be as favorable.Why not make a lot of money on rent and only buy one rehab house?

I guess that would be valid if we were planning on renting, getting 0% down, or being homeless, but we're not - we're planning on sticking with the traditional 20% down or maybe 15% if our lender would waive the PMI for that down payment.

There is no better motivation than telling someone that they and their kids are going to be homeless in about 45 days if all the back rent is not paid and you receive all the rent that is due for current month.

Like the guy who put all of his money into an investment property and had something happen before it began to cash flow / sold, then he couldn't pay his rent and found himself couch surfing before becoming homeless.

Part of the deal was I gave my homeless sister and her family my old home (smaller mobile home).Anyhow....next year when everything is finished I'm thinking I will basically have a 4 year gain of about 180k....my wife and I was thinking we should start with the live and flip but look at it more as 'potential family homes' that we could also make a buck if opportunity knocks.
