@Edgar Avila I echo what Marcus Auerbachsaid as that's my philosophy as well.I listened to a BP podcast recently in which the wholesaler said that he has a list with 900 buyers, but, only five, yes 5 or those actually buy all his deals.So, go out and bring those killer deals to the table and you will harvest a ready made buyers list....guaranteed!

@Michael S. is right, most of the great deals currently are in Harvest, Athens, Decatur.I am personally looking at some parts of decatur right now as I feel that some of the growth in Huntsville might flow into these areas but again it is just speculation.

@Mindy JensenThey are just a mirror site that harvest properties from HUD/FNMA/FREDDIE and it appears Auction.com and others as well as I did a search and recognize many of the properties.

My question is can the landlord be only responsible for one visit to paint where ever the tenant want rather than the second trip.I forgot to mention that within that 8 years i found out that the tenant painted their bedrooms orange, pink and blue.
