With the electric meter still off and the security system left in the house unconnected (reportedly, because it would not connect - though, under normal circumstances, it can work for a number of days without external power,) this time, the burglars stole the system’s base upon their entry (it was not hidden, as I had instructed the PM - but it was still useless, because it was not turned on.)It was also discovered then that the AC was gone.

With your Quicken PM you can pull all the properties together, which is nice to have at a glance.thanks try quicken PM, set up one and you will love it. you can do tons of reports and have everything in one place. scanning and tossing the receipts is liberating.i dont have anything on my HD. everything is in the external. then i back up to ANOTHER external. this way, if the PC gets fried, the externals are intact. having a GOOD file structure that's organized makes you feel in control!

You can't control external factors other than by diversifying... spreading your rentals throughout different neighborhoods while still keeping them with 20-30 minutes of your home.

Understand external obsolescence factors as well, changes in social perceptions of an area can effect your holdings over time.Be careful with the assessment of market value and assessed tax values as taxes lag on a depreciating property, if it goes down at all, taxes increasing or remaining the same while rent levels drop can cost you.
