If the down payment ends up being a problem on a deal like this, there is no harm in asking them to split the two up that way you could do an owner occupied fha loan on one of the triplexes and only have to put 3.5% down.

If you are misleading someone who has a short time frame to act and you are not able to perform on the contract you are acting unethically and could do major financial harm to someone who was counting on you. you are also asking for legal troubles.
