Are you talking about just paint and hardware or are you replacing all the doors?

The halogen dusk-to-dawn street light that every landlord in my are uses is like $115 buck at a big box hardware store, and the bulbs last a pretty long time.

When I reach a higher standard of living I will loosen up my wallet some and hopefully not be perceived as  so "cheap" by people which I think will alleviate some of the issues.

What happens is that a two-prong outlet wears out and cracks, and so the owner goes to the hardware store.

Do the simple stuff your self - hang fixtures, landscape, hang blinds, replace door hardware, etc.  

Change the hardware out as necessary and if you are good with colors you can make them fun.
