I would much rather risk getting a few germs on my cash than be at the mercy of a tyrannical government who can freeze a digital bank account whenever they see fit to starve a dissident. 

On your personal residence I guess they could only freeze it due to consumer protection laws. 

At 8 pm the weather is 15 degrees and my property management company calls to tell that my tenant's furnace is broke, the water pipes will freeze inside the house and I will have to put my tenant into a hotel for a few days.

I'm sure I didn't think of everything, but I covered a good amount of ground.Some examples of the provisions (many of these have more detailed descriptions in the lease, this is just for illustration purposes):Windows must be kept shut when it's raining or snowing.All pipes must be dripped during freezing weather (tenant is liable for any burst or leaky pipes that are a result of not dripping the taps)Wood floors / granite countertops / and butcher block counters can only be cleaned with certain products that I list (and I list forbidden cleaning products that can lead to damage, such as vinegar for floors or granite).The dishwasher can only have dishwasher detergent (ie Cascade), and DO NOT USE dish soap.There will be a cleaning fee of $x if the premises is left unclean upon vacancy.Any property left on the premisesA list of things that are forbidden from being put down sinks and pipes, and a provision that if a plumber is called and the repair is due to anything other than defective plumbing, the tenant is responsible for the cost of repair. 

But, if you expect estate taxes, there are multiple ways to freeze your estate up to the threshold.

As in I want it to be a one way conversation as reminders for rent is due or prepare for the freeze tonight.

The pipes to the bathroom did not freeze solid, but did have chunks of rust and buildup break loose from the inside and clog the shower.  

If you are doing flipping, I think is advised to utilize an LLC for each flip and leaving it dormant after- that way if a problem arises during or even after the sale of the flip (like the buyer coming back a year later and accusing you of fraud since you put "new plumbing" in your listing ad when you only changed the shower fixtures and water connections to the kitchen, not the entire plumbing) it will not periclitate your other assets or freeze whatever other flips you might be doing.

Pro tip #573895: When storing paint do not keep it in the garage or a place where it can freeze. and also keep the paint can upside down, thank me a year later when you open it :)
