Regarding your 2nd floor kitchen faucet that is experiencing low water pressure, it's likely a simple fix such as the faucet aerator (a screen that helps create a smooth stream of water).

If not, than the appraiser just messed up and should be an "easy" fix by contacting your lender to either have it reappraised or appraisal updated.  

I have no idea when/if they will fix their issues.
