You talked to just one real estate agent in Tulum and you took what he/she said for granted?

Just this week (week of Dec 9th) it looks like they have updated the app to go back to the way it was before so now FSBO homes can be viewed alongside Agent Listed homes.

I could be wrong..Also since your a licensed agent why don't you just start your own company and hire experience managers to work for you.. 

This will help you in the long run, as you'll find your agent experience will be a blessing & a curse:- Blessing due to your understanding of MLS, searches & contracts.- Curse because MUST change your agent mindset.

My best suggestion is to hire a real estate agent.

Talk to management and agent/investors in the market to help.

So when we had this property under contract for $92k ($95k purchase price with 3% buyer commission credit because I'm a licensed agent), it was an amazing deal.
