Has anyone else experienced problems not being able to get forms.

I'm assuming this means the premium will skyrocket like many others, but wanted to see if anyone experienced this transition or company in the past.  

You really need an experienced (read old fart) GC to walk the project with you to be accurate and even then things can be missed.

Finding an experienced person to lease it to and let them run with the business.
